We have been renting our home in Hatteras for the six years we have owned it and it was in a rental period for a year prior to that. The builder came by at my request one day and said that they should be pumped every 2 years in a rental program due to the extremely heavy use during the season.We called Atlantic Sewage and happened to be there when they came by and the guy said it would have failed within the year if it had not been cleaned out. This was 3 years after the house was built.Needless to say we have pumped it out every other year since then.I am also,a contractor in VA and in the homes we build we suggest every 5 years under normal (not rental) use.It is cheap insurance and piece of mind.

Most localities in VA that I have owned property in required pumping every 5 years due to the Chesapeake Bay Act.You had to send proof to the county.My house in OBX is 8 feet in the air and has no toilet at ground level.I’m picturing a failure as a really disgusting “fountain” from the toilet. Maybe it’s not that dramatic.I’ll get it pumped soon.

34 years here in WV and never pumped mine yet. Don’t know any of my neighbors who have theirs either. Must be a difference in the soil. So how much does it cost estimate just for the pumping? Might have mine done in Manteo soon.I know I’m going to jinx myself here but we’ve had either good luck or a good system too.Our house was a rental property before we moved in and we had it pumped about 4 years ago and the guy said it was in good shape and could have gone longer (which surprised me). When we bought the place the home inspector grew up with septic systems and told us: White TP only, no grease or food down the drain ever. The only thing other thing that goes down the drain is the wash and we have a newer HE washer that uses a lot less suds and water.We are on well water so the natural bacteria can do their thing without all the chlorine in the water so I think that’s also helped (along with some Ridex and similar products occasionally).I will however get mine pumped/inspected in the Spring ‘just because’ as it’s an expensive proposition to replace our style system.

Raye Casper put the new field in, then I had the irrigation system repaired and now need some serious landscaping.You did use the Town of Nags Head Septic System Inspection Program right? Nothing goes in the toilet except tp and poop.Not even Kleenex.Some folks even have a covered container for tp. It’s very important to keep sand out of your system.I have a dishpan of water by the doorway for folks to dip their feet in before coming in the cottage, and I encourage the use of the outside shower.4 years, and I haven’t pumped.No idea when it was pumped before that.”On this lovely isle of sun and fun, we never flush for number one.”

Just one additional comment.I have noticed quite a few posts that talk about their Septic Systems “at home” and long term usage/no pumping.I’m just wondering if we aren’t mixing apples (Septic System) and oranges (Cesspools). The systems are very different.Are we all talking about a Septic System that has a (say) 1000 gallon concrete tank (really a box) with a center baffle.The solid waste and liquid goes into the front and as the liquid rises it goes over the baffle and leaves the solids in the first compartment.Then as the liquids rise on the back side they drain into diverter box then drains into 3 to 5 PVC perforated pipes embedded in crushed granite.The pumping is required because no matter how much bacteria you place in their, those solids will eventually fill up that first side.Then you pump.Okay a Cesspool is a big, round concrete tank that has holes in it.Simply the liquid drains immediately into the soil.No drain pipes, no drain field.I have known Cesspools to go 25 years without pumping.Even then some companies just “Jet” (airate) them and add 10 gallons of acid.The Outer Banks beach area has Septic Systems. It is not uncommon for local restaurants that have undersized systems to pump theirs several times a year or even more frequently because of grease, dishwashers and more solid food waste.I think its time to move on to a more pleasant topic.Like Snow and frigid Temperatures, just kidding!Septic and my front end is about 1/2 full.At my age I suspect I will not be the one to call the “honey wagon”, maybe the grandkids.
