Why Does Vermont Require A Septic Tank Filter On Presby Septic Systems? (Best solution)

Who regulates septic systems in Vermont?

  • The Wastewater Management Division of the Vermont Department of Environmental Conservation is the body in charge of regulating the installation and maintenance of septic systems. As of July 2007, new regulations have come into place to help control contamination from sewage. Septic system installers are not licensed by the State of Vermont.

What is a Presby mound septic system?

The Presby Treatment System retains solids in its pipe and provides multiple bacterial surfaces to treat effluent prior to its contact with the soil. This all combines to create a unique eco-system that no other passive wastewater treatment system is designed to offer.

Are plastic septic tanks legal in Vermont?

Vermont Septic Tanks Save up to 50% on plastic septic tanks. These septic tanks are state approved for use in the state of Vermont.

Are GREY water systems legal in Vermont?

1 Vermont’s current system does not allow for low-impact wastewater systems, such as alternative toilets, in personal residences, which some individuals who are perusing low- impact lifestyles would like to be able use.

How does an AdvanTex septic system work?

Units feature the same dependable, efficient AdvanTex textile media used in our wastewater treatment systems. After AdvanTex treatment, greywater flows by gravity through the contact chamber and around a UV lamp, where it is disinfected. The UV unit uses no chemicals and has no moving parts.

What is Presby sand?

It is a fine silty sand that is usually neutral in Ph and free of contaminates. The material is sometimes used as a “base” material to mix with compost and other add mixtures for building your own soil for gardens, planters, etc.

How does an enviro septic system work?

All Advanced Enviro-Septic pipes are clearly identified with the brand name. Couplings are used to link the pipes together. The effluent then leaves the pipe through its perforations. They then work their way through the fiber membrane where bacteria has settled to treat an additional amount of suspended solids.

Can a homeowner install a septic system in Vermont?

The State of Vermont adopted, on July 1, 2007, universal jurisdiction over the design, permitting, and installation of all new wastewater systems and potable water supplies.

Are outhouses legal in Vermont?

Outhouses are legal in Vermont. You’ll need to get a permit from the sewage officer.

How much does it cost to put in a septic system in Vermont?

The average septic system cost ranges between $10,000 – $25,000. This includes everything from the average price of the tank (which is often thousands of gallons) to the cost of labor to install it.

Are outhouses legal?

Composting toilets and pit privies are legal, but regulated if they are near a public sewer. Composting toilets, outhouses, and other off-grid toilets are legal but highly regulated. Composing toilets, pit privies, and other off-grid toilets are legal and require permits.

Can you do your own leach field?

You may also need to pull a permit to put in a new leach field. A leach field is an important part of a septic system. It disperses fluid from the septic system over a large area of soil adjacent to the building it services. Building your own leach field is physically difficult, but it can save you lots of money.

Can you have a septic tank without a leach field?

The waste from most septic tanks flows to a soakaway system or a drainage field. If your septic tank doesn’t have a drainage field or soakaway system, the waste water will instead flow through a sealed pipe and empty straight into a ditch or a local water course.

What is a pretreatment septic system?

Pretreatment components remove many of the contaminants from the wastewater to prepare the effluent for final treatment and dispersal into the environment. The level of treatment is selected to match the receiving environment and the intended use.

What does it mean if your septic alarm goes off?

It means you have a dangerously high water level or the level is too low. Your septic tank system alarm should have a timer on it. This timer dictates when the pump starts to flow wastewater through your drain field. However, if the system is damaged, then the timer won’t be able to work properly.

  • Bo went above and above to be of assistance. In comparison to the competition, he remained longer and corrected my problem the first time, whereas the other guy took three attempts and failed to do it
  • Bo was really professional and friendly in his demeanor. He unclogged the drain and took the time to explain each stage of the process. He even took the time to double-check to make sure the drain was completely unblocked before continuing. He also provided us with excellent advice on how to maintain the drain open and provided a guarantee for his work. His services are highly recommended by me! Jim W., et al. Everything was fantastic. Heckman’s service and efficiency far exceeds that of my previous firm, and I am quite grateful for that. The gentlemen were pleasant and really knowledgeable. A+! Joe L.: They were very friendly and courteous over the phone, had our records, answered my questions, arrived on time, and completed the job quickly. I would recommend them to anyone. They provided excellent service, and I would strongly suggest them. Lori U
  • Lori U. They were really professional and friendly throughout the process. Following the discovery of the problem, they came to my home and discussed my alternatives with me at no additional charge, which I very appreciated. They arrived early than their projected time window for the initial septic tank draining that revealed the problem, as well as for the replacement of the tank, and they were quick and efficient in their work. They recognized who I needed to speak with in the town, provided me with accurate information, and completed high-quality job. They now have my patronage. David T.: On a Saturday, I discovered that my septic holding tank (which is located in my basement) was leaking. I dialed Senesac’s number, and he arrived later that day. I don’t remember how punctual he was because it was a long time ago. He was quite personable and professional. He informed me that I would require a new alarm system because my existing one had broken, as well as a new grinder pump because the existing one had failed. That this happened wasn’t surprising given that the entire neighborhood had the same builder and the same faults. A new grinder pump and alarm were installed by him on Monday, and he returned the following day to swiftly refill the tank. On Monday, he called to let me know when he would be around, and he showed up with another man to assist with the replacement part. No more than an hour or two (I’m not sure how long it took) was spent replacing the part. However, both men conducted themselves in a professional manner and just went about their business. At the end of the project, they cleaned up as much as they could and removed the old pump. It was simply a little inconvenience for me that when they opened the tank, he had to cut away a large amount of caulking. Because the caulking was never changed, I was able to detect the presence of septic gases later on when I walked down to the basement. As I could recaulk it myself, it wasn’t a huge concern, but it was a hassle and something that should have been included in the overall cost of the project. Brandy C.
  • Brandy C. He was excellent. Then he dug out the cap and pumped it, then he stood back and answered all of my questions. I would hire him again in a heartbeat. Matthew W.: I was given an estimate up front, and it was accurate. I had my septic system serviced, which revealed that it was completely full. They informed me of the necessity to clean the filter on an annual basis, which I was previously unaware of (I lived out west on a public system before). Overall, I am quite pleased with the pricing, service, and promptness. LUCINDA A

Taking the Small Lot Retrofit Challenge

Systems/ATUs+ Receive Notifications The owners of a two-bedroom seasonal lakeside cottage in Maidstone, Vermont, were aware that their working cesspool was leaking untreated wastewater into Maidstone Lake after discovering it was not functioning properly. It was via an internet search that they discovered Mike Carbonneau, owner of Connecticut Valley Design in Littleton, New Hampshire, who was willing to replace it.

In addition, the Vermont Shoreland and Wetland Protection Acts had been effective, and each had its own set of rules that needed to be followed.

As Carbonneau explains, “since I had so limited space to work, the Advanced Enviro-Septic system from Presby Environmental became my lynchpin.” When compared to pipe-and-stone drainfields, it provides secondary treatment without the expenditure of an advanced treatment unit, and it results in a 50% reduction in basal area.

A short day’s daylight, bad weather, high groundwater, and long round-trips to the quarry all contributed to the team’s delayed pace and exhaustion, regardless of how easily the treatment dispersion tubes formed.

Site conditions

The soils are gravelly fine sandy loam with friable granular structure, with a percolation rate of 12 minutes per inch and a seasonal high water table of 15 inches. The percolation rate is 12 minutes per inch, and the water table is 15 inches during the summer. The west boundary of the 0.23-acre property is defined by Maidstone Lake.

System components

There is a seasonal high water table of 15 inches in the soils, which is gravelly fine sandy loam with friable granular structure and a percolation rate of 12 minutes per inch. On the west side of the 0.23-acre site, you’ll find Maidstone Lake.

  • The Calco 2,000-gallon combined concrete tank is used for storage. Effluent filter (Sim/Tech Filter), model STF-110. Champion high-head effluent pump with a horsepower of 1/3
  • Presby Environmental provided 180 feet of AES treatment dispersion pipes that were vented. Thirty tons of ASTM C-33 washed concrete sand with no more than 2% particles going through a No. 200 filter
  • A total of 112 tons of mound sand
  • The alarm system on the control panel (Sim/Tech Filter)

System operation

Wastewater is transported by gravity from the cottage to the 1,250-gallon septic chamber, which is 8 feet away and connected by a 4-inch Schedule 40 PVC pipe. Once the effluent has been filtered, it is discharged into the 600-gallon dosage tank. During each two-minute cycle, the on-demand pump sends 54 gpm through a 2-inch PVC Schedule 40 force main to the distribution box, a distance of 33 feet. Six 30-foot-long laterals are dosed via a 4-inch PVC gravity supply line running from the distribution box.

  • Ridges on the pipes improve surface area and allow wastewater to circulate without interruption, allowing it to drop to ground temperature.
  • The white Bio-Accelerator layer aids in the development of the biomat, the screening of additional particles, and the distribution of effluent equally over the length of the laterals.
  • The black geotextile fabric protects the inner layers of the soil while also increasing the surface area available for nutrient absorption.
  • Third-party testing demonstrated that the system treatments effluent to less than 2 mg/L TSS and CBOD, as well as 218 CFU/100 mL fecal coliform, according to the results of the tests.

Installation

Because Justin Marvin was able to park the Hyundai Robex 140 LCD-7 excavator slightly off the narrow main road, he was able to excavate to basal grade for the drainfield. The Mack 10-wheel dump truck forced him to swing the boom under the main electric power line above him for every scoop he carried into the vehicle. The cautious labor allowed the day to be extended to 14 hours, despite the fact that much of it was spent in rain, snow, and freezing temperatures. It was necessary for Carbonneau to construct a 50-foot-long temporary road through the drainfield and lawn in order to access the excavation site for the combined tank and cesspool alongside the home.

  • Then Marvin discovered a rock the size of a Volkswagen in the middle of the excavation site.
  • “Lifting it was out of the question.” As a result of a protracted fight, Marvin was able to roll the monster with the bucket to the edge of the parking lot.
  • While Carbonneau was backfilling the pit with bank run sand, Marvin was excavating the hole for the 12-by-6-by-6.5-foot water storage tank.
  • As Marvin sloped the excavation, he ended up with a hole that was 20 by 20 by 7 feet in size, with one edge that was 12 inches from the dwelling.
  • Meanwhile, Marvin filled the hole with 6 inches of compressed crushed stone then compacted it some more.
  • Vinny Lepine of Calco arrived at the site at 1 p.m.
  • The top of the pump chamber dividing wall was sealed in addition to uniting the halves with mastic sealant to prevent effluent from penetrating and interfering with dosage cycles.

In the past, Carbonneau used to establish independent septic tank and pump tank installations, but the 6 feet of compacted fill between them would frequently settle and cause the pipe connection to fail.

Carbonneau used a 100,000 Btu blowtorch with a 2-inch head attached to a common gas tank to dry and heat the concrete after Marvin had draped a piece of plywood overhead to block out the snow.

Yes, it did.

In order to mitigate the problem, Marvin installed two concrete anchors measuring 2 by 2 by 4 feet on either side of the tank.

It took 14 hours instead of the customary two to three hours to excavate and install the tank, which was a record.

Carbonneau constructed a 4-inch PVC bypass vent from the dosage tank to the distribution box in order to return it to working order.

“The bypass allows the vent channel to continue.

In response to the influx of groundwater, Carbonneau activated the dewatering pumps.

The construction of the drainfield was made possible by the return of pleasant weather.

A DEWALT laser was used to guarantee that the bed was level, according to Carbonneau.

The 10-foot-long pipes were put together in record time.

Marvin backfilled the laterals on 18-inch centers with 12 inches of concrete sand, then topped them with another 6 inches (30 tons total) of concrete sand layered with 3 inches of loam to complete the project. Carbonneau planted the seeds in the field in the spring.

Maintenance

Every two years, the tank, effluent filter, and pump must be inspected for proper operation. When the total thickness of sludge and scum exceeds one-quarter of the liquid depth in the tank, cleaning is required to prevent the tank from overflowing.

Systems and technologies:

We develop the most appropriate system for your application. The size, complexity, and cost of systems vary greatly based on your preferences, the amount of space available, the soil type, the depth of the ledge, the slope of the land, and a variety of other criteria.

Frequently asked questions:

According to the definition of perc, the capacity of water to seep into the ground is what is meant when talking about a ground based water disposal system. The answer may be “yes,” but it may also be impossible to obtain a building permit for a property on which a building is proposed. Percolation testing does not provide a comprehensive picture of permittability. In order to analyze not only the percolation rate but also the planned well placement, the position of existing wells, the location of property lines, the slope of the ground, the depth to ledge, the location of easements, and so on, a lotfeasibility studyis required.

My existing house has a failed waste water system, can a replacement be installed?

When it comes to existing dwellings or other structures, the state has a “best repair” approach that allows for some flexibility in terms of complying with the requirements. The purpose of a replacement is to improve the situation rather than to maintain the status quo of a broken system. Variances in a best repair situation are not permitted if the structure is being expanded or if the demand on the water and/or waste water systems is growing. Variances are given to allow the house or company to continue operating at the same level as before.

I need to sell some property, I can’t afford the taxes anymore. Can you help?

Existing homes are not always in the best possible condition for resale purposes. A notable example is the construction of many dwellings on a single plot of land. One dwelling on a big parcel may be better suited for sale on a smaller parcel, while the remainder of the parcel may be better suited for sale as one or more lots. We collaborate with real estate agents to provide answers to property owners that will assist them in making decisions about how to proceed with real estate transactions.

I need to talk with someone about my situation. Can you help?

A conversation or an email is the most effective approach to learn about what has to be done, how long it will take, and what it will cost. In order to complete your job efficiently, we employ a step-by-step strategy, which helps to save money in the event that the plan runs into a snag because the permission is not achievable in the manner that was initially intended. We can do a site tour with or without the Owner to get a “impression” of the permittability of the property at a minimum cost.

Finally, we will be able to use all of the information acquired throughout the feasibility study to develop a comprehensive design and submit a permission application to the state government.

Septic Tank

Precast concrete, plastic, and fiberglass are the most common materials used to construct tanks today. In order to accommodate increased expected loads, such as a high number of beds, state rules need progressively bigger tanks. The major purpose of a septic tank is the settling and separation of particles and liquids from wastewater. The tank must be large enough to allow for settling, which is why larger tanks are required for higher flows. In order to prevent floating sediments from exiting the tank and clogging the dispersion field or pump station, it is necessary to install a baffle on the outflow.

The proper operation of a septic tank necessitates the avoidance of certain products and materials being flushed down the toilet.

They should be pumped and cleaned every three years, or whenever sediments fill the bottom 40 percent of the tank, whichever occurs first, according to manufacturer’s recommendations.

septic permit question ( VT )

During the summer of this year, I want to acquire a parcel of raw land in Lamoille County, Vermont, where I intend to utilize an organic composting toilet (a brand new one) and expect to just have to install a septic system that will handle grey water sewage. Reading the answer to a prior question has been quite beneficial (thank you!). In fact, one of the properties I’m considering has already been designed for conventional septic systems, so all I have to do now is speak with the state and make sure I understand what is required in order to obtain a permit for the Innovative Alternative (I/A) – fingers crossed that it will save me some money.

Hopefully, the state regulations will not cause me any problems:/ I would really appreciate any more information or feedback on this subject.

How Much Does a Septic System Cost?

Medium: Averages $2,000-$5,000; Runs $4,000-$12,000 in Higher Cost Areas Enhanced System: $10,000-$20,000+
For homes that aren’t connected to a municipal sewer plant, a septic is an on-site system that collects, treats and disposes of household wastewater by slowly filtering it through underground soil. Typically there are two main parts, a septic tank and a soil absorption system (also called a drainfield, leachfield or disposal field). These are located underground and connected to the house by sewage pipes.Typical costs:
  • The cost of installing or rebuilding a traditional septic system (including the tank) is from $2,000 to $5,000 in the Midwest, but can range from $4,000 to $12,000 or more in locations with higher material and labor costs. Septic systems that are designed, engineered-like or alternative septic systems, such as mounds, soil/peat filters, aerobic systems, and/or artificial wetlands, can cost $10,000 to $20,000 or more, according to the Rhode Island Regional Water Quality Program. These alternative septic systems perform better than the conventional technique in areas with high groundwater levels or soil that is slowly or fast percolating, as well as in areas near drinking water supplies, wetlands, coastal ponds, or other water resources. Simply installing a septic tank will cost between $500 and $1,800 based on its size (varying from 300 to 1,000 gallons) and kind. It costs an additional $100-$200 to purchase piping and other necessary supplies
  • New Mexico State University gives an overview of the septic tank installation process. Many locations, however, require that a septic system be planned and constructed by experienced and licensed experts
  • For more information, contact your local or state sanitation agency.

  • It is necessary to employ Septic systems when sewage treatment plants are not accessible, which is typically the case in rural or suburban areas with big lots. Essentially, a septic tank is a huge, underground, waterproof container that can be constructed of concrete, fiberglass, or plastic (polyethylene). An explanation of how septic systems function and where they might be utilized can be found at the North Carolina State University Ag Extension
  • Installing or replacing a septic system might take anything from a few days to a week or more. The procedure entails substantial excavating, which is frequently accomplished using powerful earth-moving equipment.
  • The majority of counties and states require a building permit for the installation or replacement of a septic system, which can cost anywhere from $250 to $1,000 or more depending on the location and complexity of the job. Check with your local building/planning department for specifics
  • A septic system installation typically entails substantial digging and damage to the landscaping
  • New grass and other plantings can cost anywhere from $100 to $1,000 or more.
  • Unlike individual septic tanks, each house has its own underground septic tank, but all of the septic tanks are connected to a single drainfield, leachfield, or soil absorption system. A cluster septic system, which is often implemented by developers, distributes the expense of drainfield installation and maintenance across a large number of dwellings.
  • To find out if your local sanitation agency maintains a list of licensed septic installation firms, contact them and ask. Onsite wastewater recycling contractors can be found by contacting the National Onsite Wastewater Recycling Association for recommendations. Inquire about training and previous experience. Check to see if the firm is legally bonded, insured, and licensed in your jurisdiction.

When flushing my toilet during wet weather, it was gurggling and not flowing out properly. Septic company wants to replace old black pipe with PVC pipe running 80 feet from septic tank to distribution box. They think the 65 year-old black pipe is collapsing. Is $37.50 per foot a reasonable price?

Septic tank needed repair. House did not have a drain fill. Had one collapsed leg that was installed years back. Repair was done to the tank and an entire drain fill with 5 legs was installed.

My house is located in a high water table. I hired a reputable plumbing company that offers a three years warranty. Is this a reasonable price to pay for repairing a septic tank and installing a complete drain fill with 5 legs?

I fought septic tank, leach field problems for years. this is a trailer park, with 35 trailers going into a 7500 gallon tank with 1000 feet in length of leach field. The killer was cooking oil and grease. Plugged up the leach field. Educating the tenants made a huge difference. Then I found the magical cheap combination that worked much better than those expensive enzymes.Equal parts, Yeast, Brown Sugar, and Baking soda. I mix a pound of each and flush it down a toilet every couple of months.

Sams club and Costco sell it in bulk cheap.

Type:conventional to alternative systems

A perc or perk test in Northern Va from a licensed consultant will cost between 1200-2500 dollars depending the district and county fees. Fairfax County costs are 2-4x as much due to local health dept bureaucracy and redtape requiring a surveyor and engineer to be used for any certification or permitting. Real costs of conventional systems (3-4 bedrooms) are from 14-25k depending on the soil percolation results and whether or not a pump is required. If the system is an alternative (BAT in MD) the design costs add 1000-2500 in costs and the installation of the specialized equipment adds costs that can total 20-35,000 easily.

Your property is the most valuable asset you will own so be careful with the land you contract to purchase and beware not all property is equal in value for development.
